Every Zhai audit runs the same three-pillar method. The pillars are partially published — enough for a buyer's board to evaluate the rigor. The per-trade per-sector calibrations are proprietary and stay that way.
Every commercial trade has a dominant five-element nature plus a secondary modifier. F&B cooking-led = Fire. Beverage-led F&B = Water. Tech / IT = Metal. Education = Wood. Healthcare/TCM = Wood-Earth blend. The full mapping table is documented and reviewed annually.
Nine inputs per unit: building facing (24-mountain compass), Period 9 flying-star overlay, surrounding sha, road configuration, sector qi, building shape and material, entrance configuration, mountain support, frontage and accessibility. Each is measured, weighted, and signed.
Trade × locale run through three classical cycles: productive (sheng), controlling (ke), transformative (hua). Output is a 0–100 compatibility score plus a written verdict, top 3 risks, and top 3 levers. The scoring rubric is published.

1. A unit that was strong under Period 8 isn't automatically weak now. It's a modifier, not a replacement. But the lift has moved — and operators often experience the shift as a slow, unexplained downshift in commercial energy.
2. South-facing fire-trade units are at a 20-year peak. F&B cooking-led, beauty / wellness, AI / tech-with-visibility, media. If you're signing a lease in 2026 for one of these trades, the right sector + facing combination is worth a S$99 line item to verify.
3. Period 9 lasts until 2043. A lease signed today runs on Period 9 weights for its entire term. The next period change is in 19 years — an entire commercial cycle.

The audit is the deliverable — it stands alone. There is no Zhai "site visit" product upsell. The severity-tier scoring means the report self-explains; if you want a separate practitioner walk-through, source one independently.
For the inputs we can verify remotely: facing, period, sector, surrounding sha visible from satellite, road configuration, building type, road exposure — that's most of the analytical surface for SG commercial units. The audit covers ~85% of what a practitioner walk-through would cover for the same locale.
The ~15% gap is mostly interior-flow details and on-site compass anomalies. The audit names what it doesn't cover (Section 15 of every report). If interior flow is critical to your decision, source a separate practitioner walk-through; Zhai doesn't sell one.
No. Zhai provides fengshui suitability analysis, not property agency advice. We do not recommend whether to lease, negotiate price, or transact. We report on the fengshui profile of the location. The leasing decision is yours and your CEA-licensed agent's.
The methodology is on the page. Anyone can read the trade-element mapping, the 9 locale inputs, the scoring rubric before they read the verdict. The report itself is a structured analysis with scoring rationale — not a master's intuition.
A skeptic on the board can still evaluate whether the locale-element profile (sector, facing, surrounding sha, road) maps to your trade in a way that's commercially sensible. Most skeptics convert to "OK, this isn't horoscope-stuff" within the first methodology page.
