The reason most location audits read like horoscopes

Is that they are.

Singapore commercial fengshui is dominated by personal-practitioner brands selling intuition at S$2,000+ per visit. That works for some buyers. It doesn't work for the CFO, the franchise board, or the partner who has to sign off.

The market norm

Master walks in. Master speaks.

The audit lands as a 30-minute consult and a one-pager of intuited prescriptions. No scoring rubric, no methodology trace, nothing for the board to evaluate the rigor against. Either you trust the master or you don't.

  • Outputs vary practitioner-to-practitioner on the same unit
  • No published framework to read first
  • Hard to defend the line item internally
  • Doesn't scale to a portfolio decision
Zhai's posture

Framework first. Verdict second.

The methodology is documented at Case studies /methodology. The trade-element mapping, the 9 locale inputs, the sheng/ke/hua scoring rubric — all readable before you commission a report. The output is a structured analysis with the scoring rationale written in.

  • Reproducible — same inputs return the same score
  • Defensible — the board reads the methodology, not your conviction
  • Scales — run the audit on every shortlist unit
  • Self-contained — severity-tier-grounded scoring means the deliverable stands on its own; no in-person follow-up needed to interpret it
The methodology layer

Three pillars. One score.

Every Zhai audit runs the same three-pillar method. The pillars are partially published — enough for a buyer's board to evaluate the rigor. The per-trade per-sector calibrations are proprietary and stay that way.

01

Trade-element mapping

Every commercial trade has a dominant five-element nature plus a secondary modifier. F&B cooking-led = Fire. Beverage-led F&B = Water. Tech / IT = Metal. Education = Wood. Healthcare/TCM = Wood-Earth blend. The full mapping table is documented and reviewed annually.

02

Locale element profile

Nine inputs per unit: building facing (24-mountain compass), Period 9 flying-star overlay, surrounding sha, road configuration, sector qi, building shape and material, entrance configuration, mountain support, frontage and accessibility. Each is measured, weighted, and signed.

03

Sheng / Ke / Hua scoring

Trade × locale run through three classical cycles: productive (sheng), controlling (ke), transformative (hua). Output is a 0–100 compatibility score plus a written verdict, top 3 risks, and top 3 levers. The scoring rubric is published.

Trade-element mapping — overview

A subset of the public trade-element table. The full mapping covers 35+ commercial trade categories with sub-category nuance.

Trade category Primary Secondary Note
F&B — cooking-led (zi-char, BBQ, fryer-heavy) Fire Wood South-favored under Period 9. Stove is the qi anchor.
F&B — beverage-led (cafe, bar, bubble tea) Water Wood Different sector logic from cooking-led F&B.
Retail — electronics / appliances Metal Fire Hardware (metal) + powered devices (fire).
Tech / IT / SaaS / data centres Metal Structure + precision. Favors metal-coded sectors.
Education / tuition / childcare Wood Fire Growth + illumination.
Healthcare — Western clinic Wood Metal Healing (wood) + instruments (metal).
Beauty — salon / hair Fire Water Heat tools + wash.
Finance / legal / accounting Metal Structure, precision. Aligned with CBD-metal sectors.

The 9 locale inputs

Each unit is profiled across nine dimensions. Weights are published; per-trade adjustments are proprietary.

01

Building facing

24-mountain compass measurement. Maps directly to a primary element via the 八卦 trigram correspondence.

weight: ~25%
02

Period 9 chart

Period base + annual flying stars (deterministic Xuan Kong logic). Identifies favored / hostile sectors for the unit.

part of #01 weight
03

Surrounding sha

Sharp corners, T-junctions, hospitals, mortuaries, overhead bridges, MRT vents, road daggers. Severity 1–5.

weight: ~15%
04

Road as virtual water

Incoming / outgoing qi, road shape, gradient, intersection proximity. One-way vs two-way matters.

weight: ~10%
05

Sector qi nature

CBD = metal. Geylang = historically fire. Tuas = mixed industrial. Each SG district has a documented qi profile.

weight: ~15%
06

Building shape + material

Rectangular = Earth. Glass-steel = Metal. Tall thin = Wood. The container shape modifies the unit's element field.

weight: ~10%
07

Entrance configuration

Visibility, width, threshold, door-to-door alignment. Highest-weight single input in commercial fengshui.

weight: ~15%
08

Mountain / building support (背山)

Solid structure behind the unit gives energetic backing. Open / water behind drains qi.

weight: ~5%
09

Frontage + accessibility

MRT / parking, visibility from approach, pedestrian volume. Practical-fengshui overlay, intentionally included.

weight: ~5%

What the the audit report covers

Six to ten pages, in your inbox the same day.

Not a deep consultation — the deliverable a property scout, franchise board, or a partner can read in 20 minutes and act on.

Inside the PDF

  • 1
Compatibility score (0–100) with verdict band — Strong match / Good with conditions / Workable / Significant friction / Avoid.
  • 2
Trade-element profile — your business mapped through the methodology, with reasoning.
  • 3
Locale element profile across all nine inputs, each one shown.
  • 4
Sheng / ke / hua summary — which dynamics are working with you, which are working against.
  • 5
Top 3 risks, ranked by severity, with the specific dynamic explained.
  • 6
Top 3 levers if you proceed (entrance positioning, signage angle, counter placement, etc.).
  • 7
Period 9 timing notes — the next 5 years' qi shifts in this specific sector.
  • 8
Severity-tier scoring trace — each input cited at Tier 1–5 against classical fengshui maxims (路冲, 玉带环腰, etc.). The math is reproducible from the inputs alone.

What it does NOT replace: lease legal review, structural inspection, F&B/retail licensing, commercial property valuation, agent negotiation, CEA-licensed property agency advice. You still need all of those.

Period 9 · 2024 to 2043

Every SG commercial unit just shifted qi-fields. Quietly.

The 20-year period changed in 2024. Period 8 (2004–2023, Earth, Northeast) ended. Period 9 (2024–2043, Fire, South) is now governing. Most operators haven't run a fresh audit since the shift.

What changed

Aspect Period 8 Period 9
Trigram Gen (Earth) Li (Fire)
Direction Northeast South
F&B cooking ↑ peak
Beauty / wellness ↑ peak
Tech / SaaS
Logistics ↓ caution
Property / construction
Education
Finance / legal

High-level trend signals. Per-unit interaction depends on facing + sector + sha — that's the audit.

Three things to know about Period 9

1. A unit that was strong under Period 8 isn't automatically weak now. It's a modifier, not a replacement. But the lift has moved — and operators often experience the shift as a slow, unexplained downshift in commercial energy.

2. South-facing fire-trade units are at a 20-year peak. F&B cooking-led, beauty / wellness, AI / tech-with-visibility, media. If you're signing a lease in 2026 for one of these trades, the right sector + facing combination is worth a S$99 line item to verify.

3. Period 9 lasts until 2043. A lease signed today runs on Period 9 weights for its entire term. The next period change is in 19 years — an entire commercial cycle.

FAQ

Things buyers ask first.

Why S$99 when commercial fengshui audits in SG start at S$2,000?

Because the methodology layer runs in software. The 24-mountain compass math, Period 9 flying-star overlay, trade-element scoring, sha analysis — deterministic. A practitioner running those manually charges for time. We charge for the result.

The audit is the deliverable — it stands alone. There is no Zhai "site visit" product upsell. The severity-tier scoring means the report self-explains; if you want a separate practitioner walk-through, source one independently.

Can software-only audits really compete with a practitioner walk-through?

For the inputs we can verify remotely: facing, period, sector, surrounding sha visible from satellite, road configuration, building type, road exposure — that's most of the analytical surface for SG commercial units. The audit covers ~85% of what a practitioner walk-through would cover for the same locale.

The ~15% gap is mostly interior-flow details and on-site compass anomalies. The audit names what it doesn't cover (Section 15 of every report). If interior flow is critical to your decision, source a separate practitioner walk-through; Zhai doesn't sell one.

Is this CEA-regulated property advice?

No. Zhai provides fengshui suitability analysis, not property agency advice. We do not recommend whether to lease, negotiate price, or transact. We report on the fengshui profile of the location. The leasing decision is yours and your CEA-licensed agent's.

My partner / CFO / board doesn't believe in fengshui. How does this hold up?

The methodology is on the page. Anyone can read the trade-element mapping, the 9 locale inputs, the scoring rubric before they read the verdict. The report itself is a structured analysis with scoring rationale — not a master's intuition.

A skeptic on the board can still evaluate whether the locale-element profile (sector, facing, surrounding sha, road) maps to your trade in a way that's commercially sensible. Most skeptics convert to "OK, this isn't horoscope-stuff" within the first methodology page.

Our existing practitioner / Master [X] already covers fengshui for us. Should we switch?

No conflict. Zhai's role is structured analysis at decision speed — a S$99 line item you run on every shortlist. If you also want a personal practitioner's read on the final unit, commission both.

How fast is "same day"?

The pipeline runs within ~30 minutes of receiving complete intake (form + photos + payment). Reports are reviewed and dispatched within business hours; intake submitted before 4 PM SGT lands the report the same day. After 4 PM lands next-business-day morning.

What does "fully automated" mean for quality?

It means the chart math, sector lookup, sha analysis, and scoring are deterministic — no practitioner-to-practitioner variance. The narrative around those is written by Claude-class language models trained on the Zhai methodology canon and reviewed against a quality rubric on every report.

The strategy doc commits to this: "the audit must ship at high quality. It is the volume play AND the brand's credibility test." A weak the audit collapses the brand — so the bar is set accordingly.

I'm looking at 3 units. Do I run 3 audits?

Yes — that's the intended use. The audit is the shortlist tool. Multi-unit pricing: 3 audits for S$237 (saves S$200 vs three at S$99). Reply to any Zhai email to set up a multi-unit engagement.

How does Zhai handle confidentiality?

Address, photos, and trade details stay on our infrastructure encrypted at rest. Used only to generate the report. Anonymised aggregate patterns (e.g., "F&B-cooking-led units in Geylang in 2026") may inform future methodology calibrations and the annual Sector Report — never with identifiable information.

Run the methodology on your unit.

Audit in your inbox the same day. Reproducible methodology, written-down severity-tier scoring. Built for buyers who need a framework, not a master.
