The deterministic-scoring layer (sha + lifts + Period 9 + BaZi compatibility) is fully reproducible — the same intake gives the same score every time. Where the audit is strong: structural items that classical canon has 1500+ years of empirical observation on (路冲, 穿堂煞, 山靠, etc.). Where it's weaker: the qualitative narrative interpretation, and any forward-looking timing claims (these are tagged [Worth trying] or [Tradition says] rather than [Do this] so you can weight them appropriately).
We don't claim mystical accuracy. We claim methodological consistency.
Every score traces back to specific ticked items and their tier weights — there's no hidden vibes layer. If you think a sha shouldn't apply (e.g. your "door opposite neighbour" is actually 3m+ away in an HDB lobby), reply to the report email with the specific item and we'll re-run with the adjustment. The recalculation is free.
If you disagree with the methodology itself (e.g. you think 对门煞 should be Tier 4 in residential), that's a productive conversation — we periodically publish methodology revisions and the pragmatic HDB-adapted school we use is documented in our methodology canon.
Digital reports are non-refundable once delivered. The exception: if a report contains a verifiable factual error — e.g. a mis-read address, or a chart calculated for the wrong birth time you entered — reply with the specifics and we'll re-run and re-deliver it free. Not currently. Zhai is a methodology-led digital service — you upload photos + floor plan, we generate the audit remotely. The Commercial Audit (S$99) is digital-only.

A traditional master usually offers: visit, intuitive read, personalised recommendations, optional remediation products (talismans, crystals, cures). Costs: S$500-5000+, no documented methodology, varies practitioner to practitioner.

Costs: S$39-99, no upsell, fully documented methodology. We're not better — we're different. Some customers want both: a practitioner's intuition AND a methodology-backed second opinion.

The audit still works with partial information — just with lower fidelity on the items that needed those inputs. Examples:
· No floor plan: sector overlay renders a generic 3×3 grid based on your declared facing; we narrate from the sha/lift checklist instead of from spatial geometry.
· Bad photos: Claude Vision flags low-confidence items and skips them rather than guessing. The audit narrative will say "couldn't assess from photos provided" rather than fabricating.
· No compass / facing unknown: declare your best guess (door faces road / faces lift lobby / faces garden) and we'll back-compute approximate degrees from the address geometry.
If the audit comes out clearly limited by input quality, we'll flag this in the report's "what we couldn't assess" section, and you're entitled to re-submit better inputs for a free re-run.
We collect: name, email, birth date/time/place, property address, optional photos and floor plan, payment record (via Airwallex).
Used for: generating your audit. Period.
Stored: encrypted at rest on Contabo VPS (Singapore region), retained for 18 months for refund + revision purposes, then auto-purged. You can request deletion at any time by emailing privacy@zhai.sg.
Shared with sub-processors: Anthropic (for the AI inference that drafts narrative sections), Resend (for email delivery), Shopify (for payments). None of them sell your data; all are bound by their own privacy policies.

No. The audit is advisory. It doesn't replace: legal due diligence on a purchase, structural inspection by an engineer, financial review by a licensed advisor, or property-agency advice under CEA licensing.
If the audit says a property scores 0/100 and recommends you walk away, that's our methodology speaking — you should still do your normal due diligence regardless of what we say. We're one signal, not the only signal.
Yes. The PDF is yours — share it however you want. We don't watermark, DRM, or expire access. The methodology section is public (see canon) so your agent or family can independently verify the framework if they're curious.
If you bought the Couple variant of Property Quick-Check, both partners' charts are computed and shown in one combined PDF.
Each report is stamped with a methodology version (currently 2026-05-24-pragmatic). When the methodology updates (typically once or twice a year), older reports remain valid against the version they were generated under.
If a substantial revision drops within 6 months of your purchase that would meaningfully change your score, we'll re-run your audit for free under the new methodology. Just reply to your report email and ask.
